Getting your full deposit back comes down to one thing: leaving the property as clean as it was on the day you moved in. This room-by-room checklist covers everything letting agents and landlords in Birmingham and Solihull actually inspect — so nothing gets missed.

Kitchen

The kitchen is where most deposit disputes start. Deep clean the oven, hob and extractor fan, removing all baked-on grease. Descale the kettle, taps and sink, and wipe down every cupboard inside and out.

Don't forget behind and underneath appliances — pull out the fridge, freezer and washing machine where safe to do so. Defrost the freezer at least 24 hours before your inspection.

Bathrooms

Remove limescale from taps, shower screens and tiles, and re-grout or re-seal anything that looks mouldy. Scrub the toilet, descale the cistern rim, and polish all mirrors and chrome.

Extractor fans and exhaust vents are commonly overlooked — wipe them clean so they don't flag during the check.

Living spaces & bedrooms

Dust skirting boards, picture rails, light fittings and switches. Clean inside windows, sills and tracks, and wipe down every door and handle.

Vacuum carpets thoroughly and consider a professional carpet clean for high-traffic areas — many tenancy agreements specifically require it.
